Terry Compton Personal Real Estate Corporation is an award-winning real estate agent with RE/MAX Kelowna and the founder of the COMPTON GROUP. She has earned high recognition in the industry including being inducted into the RE/MAX Hall of Fame and achieving the Master Certified Negotiation Expert (MCNE) designation. As a graduate of the UBC Sauder School of Business, she has thorough knowledge of financing, contracts, conveyancing and more. 

Terry has designed kitchens for the developers of many of Kelowna’s premier condos and townhomes (The Madison, Hollywood Station and Bay Vista to name a few), as well as single family homes ranging in price from $150,000 – $3.5 million.

Rhonda is an accredited Real Estate Agent in Trading Services through UBC Sauder Real Estate Division and a member of the COMPTON GROUP with RE/MAX Kelowna. She has also achieved her Master Certified Negotiation Expert (MCNE) designation. Her exceptional attention to detail is particularly valuable in a business that involves legally binding offers and contracts. 

Rhonda Compton began her career as a REALTOR® in Kelowna in 2016 and joined her sister Terry in establishing the COMPTON GROUP. They felt that each one’s unique skills and experience would complement the other. Together, this sister team ensures that clients have prompt service in a busy marketplace and access to the networks and talents of more than one experienced REALTOR®. 

Prior to beginning her real estate career, Rhonda built a strong foundation in business. She worked for years in the hospitality and tourism industries and earned her certification in accounting at Okanagan College.

Rhonda is also an avid traveller, who has gained an appreciation for other locales and cultures. Having seen much of the world, she loves to return to the Okanagan and can say with confidence, “there is no place like home.”

Buying and selling is a complex process affected by variables such as interest rates, housing inventory, government regulations, tax changes, local demographics and more. We are here to help you navigate the process.

When buying a home, how much does it cost to work with a Buyer’s Agent?

Absolutely nothing. The buyer’s realty services are typically paid for by the seller of the property. It is always wise to purchase a home using our services since we protect your interests.

When buying a home, what are the additional costs besides the purchase price? 

We advise clients to budget for a home inspection and closing costs that usually include provincial property tax, fees to a lawyer or notary, the balance of property taxes prepaid by the seller, GST (if the home is new, or an exemption may apply), insurance and moving expenses. When purchasing a strata property, there may also be a move-in fee and the first month strata fee. 

When selling a home, should I do repairs and updates or leave that up to the buyer? 

Each situation is unique; we can arrange to view your property to offer personalized suggestions. In general, we like our clients to be fully prepared to sell. That could mean hiring a contractor to fix up safety issues so the home can pass an inspection, as well as decluttering, cleaning and possibly staging. Timing is everything—a great first impression can make all the difference.

I am selling a home that has tenants. What should I do?

We can help you navigate the BC Government’s Residential Tenancy Act regulations, which protect the rights of both landlords and tenants. We begin by reviewing the current tenancy contract, explaining your options, determining if the tenants wish to stay after the sale and what their compensation would be if they are asked to vacate for the buyer.

Many tenants are concerned about losing their home, so we endeavor to meet with them to discuss the situation, the showing schedule and access to the property. 

How do you help me sell my home? 

We begin by understanding your goals, conducting a market evaluation then creating a marketing campaign that includes professional photography and perhaps floor plans or video walk-through. Because we are REALTORS®, your listing can be marketed on MLS® and REALTOR.ca, making it accessible to a world of homebuyers and agents.

As the process proceeds, we engage with buyers’ agents, schedule appointments, and provide feedback to you. Once we have an offer—or as often happens, more than one offer—we guide you through negotiation and acceptance until the transaction is successfully complete.
